  • Can I really build a new home even though I have no construction experience?
       Absolutely. With the right guidance and a duplicable process you can do this. It is not easy, there
        
 will be bumps along the way, headaches and frustrations. Any good contractor will tell you the same
        
 thing, building a home is hard work. But it is one of the most rewarding things a person can do and a
        
 great way to build wealth and provide a place for you and your family to call home. You will need a cell
        
 phone, internet access, email, and a daily planner (calendar) to be successful.

  • I still can't believe that I can build a home without pounding nails and using my own
    physical labor?
       A good home builder is only as good as his subcontractors and skilled carpenters. A quality home
        
 building company does not do the physical labor that is required to build a home, they manage the
        
 project effectively with years of experience.  Paying a skilled gcontractor to build a home is well worth the
        
 money and they earn every penny they make.  But with the help of a qualified construction consultant, you
        
 can effectively manage your own home building project. You do not need to know how to pound nails or paint,
        
 but you must be able to follow directions, manage people effectively and rely on your assigned construction   
        
 consultant for help.  You control the process, and your project is going to come in on time and on budget as long
        
 as you stay focused and on what you are trying to accomplish.

  • I have a full time job, how can I possibly mange the building of my new home?  
     Most successful Smart Equity Home projects are completed with a 2 person team. You will need 2-3
        
 hours per day for 4-8 months to build your new home.  At least an hour a day will need to be completed
        
 on site to ensure that your subcontractors are working and that the work is being done to your
        
 specifications. You will be able to manage a good percentage of your project via email, phone and fax.
        
 With regular site meetings with your construction consultant, they make sure that your project is being built
        
 correctly. We also offer daily construction consulting by the hour if you feel overwhelmed at any point
        
 and need some extra help. Building your own home needs to be treated like a part-time job, consistency
        
 is key and the effort will pay off!

  • How much can I really save?       
     We make no guarantees what you will save on your home.  A lot of what you save on your home, versus  
        
 hiring a professional contractor, is going to be up to you.  On a smaller home customers average 13% -15%
       
  savings.  On a larger home 20% and more in equity is definitely attainable.  Every project is different and it
       
  really amounts to how well you can mange your project. There is no markup on material and labor.  This
       
  allows you to put more of your budget into your home and land package.  

  • How much do you charge for your service?   
        We have a simple, straight forward service charge for the Smart Equity Homes program. It is not based
       
  upon a percentage of the overall project, but a very reasonable flat fee.  The overall fee depends upon
       
  the size of your home and we would be happy to sit down and discuss this with you. Please feel free to

  • How do I get financing? My bank won't allow me to act as the builder?   
     Yes, it's true. Most banks will NOT allow an owner to act as the builder without proof of experience.
     
    Robar General Funding specializes in owner builder financing and will work with you to secure a
       
  construction loan and end loan financing. They have a special relationship with Independent Dealers of
       
  Barden Homes and Smart Equity Homes and will do whatever they can to secure you financing. They
       
  have a variety of programs available at very competitive interest rates and 100% financing options
       
  including land.
